Underground heating oil tanks can pose many potential problems to both home buyers and sellers. They have been the source of many environmental problems such as contamination of surrounding soil and ground water.
Leaks are generally caused by the rust inside underground tanks or by an electrical condition sparked by electric utility lines.
Buyers should always have the tank inspected to make sure that it is structurally sound. Buyers who do not want an underground fuel tank can arrange for an above ground tank to be installed in the basement and the underground tank to be shut off. Cleanup of any leaks will also have to be taken care of.
For buyers, the underground heating oil tank should be written in the sales contract. For sellers, your lawyer should make sure that the description and condition of the underground heating oil tank is accurate and up-to-date.

I do not normally write reviews but with the great service that my wife and I received, this company deserves one. Kristin and Castle One Realty sold my house in literally less than 24 hours! The inspection was two days later and when we had some small things to repair Kristin took care of it all. She contacted contractors for us and basically told us not to worry about it. The house was then closed a month later. When selling a home your immediate thoughts are stressful, but this experience was the smoothest I think I will ever have selling a house. I wish they worked in Michigan for when I want to sell my next house! Hands down the best company to work with when selling/buying/building a home. Kristin was the best and even made the sale personal by sending my wife and I a gift for our baby that is due in November to our Michigan home! Again, I will recommend Castle One Realty to anyone, they deserve all of Indiana's business.
